Luxury Custom Homes

A custom home is the one building most people will ever commission. It should answer to their lives rather than to a floor plan somebody else found convenient.
We work closely with clients from the first conversation through to the final walkthrough, translating how a household actually functions into a home that supports it. The result is specific to the people who will live in it.

Land Acquisition
Identifying and securing parcels with genuine development potential.
The economics of a development are largely decided at acquisition. Zoning, entitlement risk, topography, utility access, and what the surrounding market will support all determine whether a parcel is an opportunity or an expensive lesson.
We evaluate land against what can realistically be built on it and what that will be worth when it is finished, then move decisively on the parcels that hold up to that analysis.

Construction Management
Rigorous quality control from groundbreaking through final inspection.
Construction is where a plan meets weather, subcontractors, inspections, and lead times. Managing it well is a matter of sequencing, accountability, and catching problems while they are still small.
We hold the schedule, coordinate the trades, and inspect the work as it goes in rather than after it is closed up. Quality control that happens at the end is not quality control.

Development Consulting
Analysis and strategy for owners and investors weighing a project.
Not every project needs a developer. Some need a clear-eyed read on whether the project should happen at all, and what it would take.
We advise landowners, investors, and partners on feasibility, project structure, phasing, and the practical sequence of getting from an idea to something permitted and financeable.

Executive-level oversight, and one person who always has the answer.
White glove is not a finish level. It is what it feels like to be the client: knowing where the project stands without having to chase anyone for it.
Every project gets executive-level oversight and a single point of contact. Updates arrive before they are asked for, including the ones that are not good news.

Site evaluation, budgeting, scheduling, design, and permitting.
The longest and most valuable phase. Site conditions are assessed, budgets and schedules are built, the design is developed, and approvals are secured before ground is broken.

Construction
Execute with rigorous quality control.
Trades are coordinated against the schedule and work is inspected as it goes in. Problems are surfaced early, while they are still inexpensive to solve.

Completion
Deliver projects that exceed expectations.
Final inspections, a thorough walkthrough, and a handover that leaves the owner with everything they need. The relationship does not end at closing.
